‘Vacation and short-term property rental market growing’

Dubai, United Arab Emirates: : Nasma Luxury Stays, a division of Al Tamimi Investments, and a specialist in the executive and vacation rentals sector, has opened its portfolio to support investors and property owners seeking to maximize return on their secondary property assets.

With the vacation and short-term property rental market growing substantially, Nasma Luxury Stays has redefined their business model to ensure that property owners get the maximum return on their investment, while having the flexibility to use their second home for their own purposes, and at their convenience.

Dubai continues to focus on the development of the holiday homes sector, which is seen as crucial to the wider growth and diversification of the tourism sector. In early 2020, the Department of Tourism and Commerce Marketing (DTCM) updated its guidelines for the holiday homes sector to boost competition through safe and transparent operations and enhance its contribution to its wider strategy.

Discussing the wider importance of the holiday homes sector, Issam Kazim, CEO of Dubai Corporation for Tourism and Commerce Marketing, recently said holiday homes have become an integral part of Dubai’s overall tourism industry.

“With changing patterns and trends, travellers are always looking for alternative means of accommodation, and this has been accelerated by the recent global pandemic. As with the entire sector and all tourism touchpoints, we have implemented new policies and procedures, along with inspections, to ensure we can meet the demand for holiday homes, and make every single individual feel safe within these properties.

“As the UAE forges ahead with its vaccination drive and Dubai maintains its global leadership in reopening to international tourists, we expect to be in a position to meet the strong demand from prospective travellers as they make their holiday plans. And with events such as Expo 2020 Dubai and celebration of the UAE’s 50th anniversary coming up, holiday homes will play an important role in giving our visitors the choices they expect.”

According to AirDNA, a short-term rental data and analytics provider, the industry, both in Dubai and across the wider region, is still growing, with Dubai rentals securing as much as US$220 on an average daily rate, and accounting for around 54% occupancy.

This as real estate agency, Knight Frank, states that Dubai’s holiday home market accounts for 2.0% of Dubai’s total households, the highest proportion of all other key global hub cities.

Initially founded in 2015 to manage the property assets of Al Tamimi Investments, the division has established a range of partnerships with luxury suppliers and service providers that ensures guests experience the service levels of a five-star hotel, combined with the discretion of a private home.

Cristina Butcaru, General Manager of Nasma Luxury Stays said the market “provides a wealth of competition for licensed holiday homes, but our focus is on experience and quality.

“When it comes to selecting the homes in our portfolio, we are always looking for luxe accommodations that match with the five-star offering available, while being able to provide a personalized experience supported by quality partners and suppliers.”

With a carefully curated portfolio of 26 properties and having established a wealth of relationships to best support the business model, Nasma Luxury Stays is looking to expand that to more than 80 residences by the end of the year, ranging from studio, one and two-bedroom apartments to five-bedroom villas and houses. Each of the fully equipped homes is managed end-to-end, with guaranteed property protection, to yield higher revenue for owners, all with complete transparency.

The team at Nasma Luxury Stays provides a full suite of services to owners, ensuring that properties are professionally maintained and serviced. The company’s experts also provide the best advice on seasonal rates and ancillary support such as legal and licensing. With a full team on the ground, and a wealth of local knowledge to draw on, owners whether based in the UAE, or other international markets, can benefit from the collective expertise from Nasma Luxury Stays.

Being locally-owned and operated means that owners get real time market information, access to a broad range of support services and added benefits from tried and tested partners. Nasma Luxury Stays offer complete transparency, where investors/owners can monitor the number of bookings and revenue generated by their property.

“Our team consists of hospitality and property specialists, so that we can draw on their strengths to ensure that the owners and guests who use Nasma Luxury Stays are assured of quality and peace of mind. We have made it so that owners can continue to use the property as a holiday home for themselves, while being able to add it to our portfolio when they do not require it, meaning that the asset is making an additional revenue stream; this flexibility, and our on-ground services ensure that the home is always ready to use, whether by a guest or the owner,” said Butcaru.

Nasma Luxury Stays property portfolio features homes in Dubai’s premier locations including Dubai International Financial Centre, Business Bay, Downtown Dubai, City Walk, Dubai Marina, Jumeirah Beach Residence and Palm Jumeirah. The company also manages properties in vibrant lifestyle destinations such as Bluewaters Island. Dubai, UAE: This Ramadan, several home-grown and leading local organizations have come together to support UAE communities during the holy month.

Dubai-born CAFU, has teamed up with du, Ecyclex, National Food Products Company (NFPC), and Emirates Red Crescent to support blue collar workers and low-income families by providing them with iftar meals and calling cards this year.

CAFU will be providing their pilots and crew, RTA taxi drivers and security guards within communities they deliver fuel to, with recyclable Iftar boxes supplied by Ecyclex – a UAE certified recycler, containing food supplied by NFPC, which represents popular brands such as Lacnor, Oasis and Royal Bakers, along with free calling cards provided by du, for them to connect with their families despite the challenges of the year and being separated from their loved ones.

The outreach will run until the last day of Ramadan.

The on-demand fuel delivery and car service that puts its customers and communities at the heart of its endeavors, has also partnered with Emirates Red Crescent to give its customers the chance to add AED 10 to their fuel delivery order which will help provide one Iftar meal delivered to low-income individuals and families so they can safely break their fast in line with Emirates Red Crescent’s social distancing guidelines, and in support of their aim to deliver 6,000 iftar meals a day.

“This past year has been one that has tested us all, and kept us physically distant, often from our friends and family, but it has also brought us closer together by strengthening our support and appreciation for one another. And the same goes for organisations, particularly home-grown businesses with a passion for giving back to our communities”, said Nabra Al Busaidi, Sustainability and Community Manager at CAFU.

“On the occasion of the holy month of Ramadan this year, I extend my gratitude to our partners who have stepped up to demonstrate the power of partnerships between local brands in creating value and impact among our communities, and in creating a sense of togetherness,” Nabra added.

“We serve our planet and communities through the work we do with passion and commitment. It is heartening to work with other locally born or established organizations that share this same passion and commitment, and we are delighted to contribute towards creating a comfortable and connected Ramadan for those that really are the unsung heroes of our community” said Mohammad Abdulmoti, Managing Partner of Ecyclex.

Commenting on the collaboration with CAFU this Ramadan, Mohamed Ahmed Al Yammahi of Emirates Red Crescent said, “It is our responsibility to use our resources to serve our people and communities. During the holy month of Ramadan particularly, it is an honour to be able to spread love and support by also rallying other members of our communities who are blessed with means to do so.”

CAFU has provided its customers with the opportunity to contribute by selecting the option to donate AED 10 with every order on fuel delivery via the CAFU app.

CAFU is a Dubai-born start-up and technology-enabled car service designed entirely around the needs of the consumer, transforming the way a car is run and operated. Launched in 2018, CAFU uses the technology and innovation to drive simplicity by delivering pure convenience to customers through services that range from refuelling to car wash and maintenance – anytime and anywhere they are needed.

Sharjah Performing Arts Academy injects hope into the future of the arts

Sharjah, United Arab Emirates: Committed to providing diverse and meaningful learning opportunities to students in the Middle East, Sharjah Performing Arts Academy (SPAA) has launched its BTEC International Level 2 Certificate in Performing Arts for students aged 14 – 16.

With several other schools in the UAE offering Level 3, SPAA’s BTEC Level 2 certificate, awarded by UK-based Pearson Education, is the first of its kind in the region.

SPAA is providing a unique opportunity for secondary school-aged students to pursue their love of performing arts and gain a BTEC Level 2 qualification while continuing their existing studies at school. Young performers will be taught professional development and acting skills, while also providing them with an insight into a career in the performing arts industry. Diverse and flexible to suit the needs of the students, the BTEC Level 2 will be delivered after school and on weekends in the Academy’s state-of-the-art studios and theatres.

There are also future opportunities for students to engage in the course through SPAA’s BTEC partner schools, which will allow young performers to take part in the course at school as part of the school’s enrichment program.

Students will experience a dynamic hands-on, practice-based learning style, and throughout the course they will work on a series of real-life scenario assignments. This immersive learning environment allows students to develop the practical knowledge and skills that employers and universities around the world look for in creative students.

The BTEC International Level 2 Certificate in Performing Arts is led by Guildford School of Acting (GSA) graduate, affiliate member of the Imperial Society of Teachers of Dance (ISTD), and the only registered teacher of all four disciplines (Ballet, Modern, Tap and National) in the UAE, Lynne Holloway.

“Offering a BTEC Level 2 at SPAA is just another way that we can provide local learning initiatives for global opportunities,” Holloway said. “We really see this course as part of our ecosystem here at SPAA, bridging the gap and blending studies from our weekend Children and Young Performers classes through to our BA programmes. A career in performing arts is creative, fun and galvanising – it’s something that we all need right now.”

Holloway leads a team of performing arts professionals who teach practical acting methods and techniques for students to develop skills in creativity and performance. After completing the course, students will be able to progress their skills further with a BTEC Level 3, as well as a BA degree in Performing Arts or related fields at SPAA, such as a BA in Musical Theatre or Production Arts.

Equivalent to two IGCSE grades A-C, the BTEC course allows students with an interest in performing arts to explore the profession further and really delve into everything the industry has to offer.

Admission for BTEC International Level 2 Certificate in Performing Arts is now open. For more information about the course, fees and commencement dates, please email: BTEC@spaa.ae

Over 60 countries represented at Arabian Travel Market 2021

Dubai, UAE: A total of 62 countries will be represented on the exhibition floor this year at the Arabian Travel Market (ATM) 2021, which takes place in-person at the Dubai World Trade Centre (DWTC)  Sunday, May 16, 2021  to Wednesday, May19, 2021.

Now in its 28th Year, the region’s largest travel and tourism showcase has attracted key exhibitors from inbound and outbound markets such as the UAE, Saudi Arabia, Jordan, UK, China, Germany, Russia, Greece, Egypt, Cyprus, Indonesia, Malaysia, Singapore, the Maldives, the Philippines, Thailand and the US.

“This is an impressive response from travel and tourism organisations across all travel sectors, given the various travel restrictions in place around the world, and provides a major boost for the travel industry in the Middle East,” said Danielle Curtis, Exhibition Director Middle East, Arabian Travel Market.

IMPACT-31 TP-6LOWR

Many destinations participating in ATM this year will be hoping to attract GCC visitors in the second half of this year. Countries such as the Maldives for example, will have a significant presence at ATM, as well as perennial favorites such as Malaysia and Thailand, Germany, Greece, Italy and Switzerland.

“The Maldives has done exceptionally well in 2021 so far, welcoming over 200,000 visitors in the first two months of the year. It is one of the top destinations for UAE travellers and to cope with the increased demand, in March Emirates announced it was increasing its services over the Easter holidays, offering customers 28 weekly flights to Male, up from the scheduled 24 weekly flights,” added Curtis.

ATM 2021 is spread across nine halls. Consistent with the existing density restrictions and social distancing guidelines and regulations, there will be 11,000 people in the halls at any given time. The theme of this year’s show is ‘A new dawn for travel and tourism’ and the spotlight will be focused on the very latest ‘COVID’ news from around the world – vaccine rollouts, the current state of the industry and more importantly, what the future holds.

Staying with the international flavor, overall ATM 2021 features 67 conference sessions with over 145 local, regional and international speakers. Onsite, there is a Global Stage which will include a hotel industry summit, dedicated buyer forums for Saudi Arabia and China, an International Tourism & Investment Conference (ITIC), as well as an aviation panel, and a special session on Gulf-Israeli ties.

Other features this year will include Travel Forward at ATM, which has world-class technology experts, providing industry-leading insights about the latest technologies and trends that will undoubtedly shape the future of travel and tourism.

ATM 2021 will once again play an integral role in Arabian Travel Week, which will feature exhibitions, conferences, breakfast briefings, awards, product launches and networking events.

This year the introduction of a new hybrid format will mean a virtual ATM running a week later to complement and reach a wider audience than ever before. ATM Virtual, which made its debut last year, proved to be a resounding success attracting 12,000 online attendees from 140 countries.

“This is now an integral part of the ATM offering. Not every industry professional from around the world, can attend in-person every year, particularly this year with travel restrictions changing rapidly around the globe,” said Curtis.

Dubai is one of the safest cities in the world to visit with a wide range of precautionary measures in place to ensure the safety of tourists at every stage and touchpoint of their travel journey, from arrival to departure. Over 10.3 million doses have already been administered in the UAE, which is also a major achievement. It was also awarded a ‘Safe Travels’ stamp from the World Travel and Tourism Council (WTTC).

ATM 2021’s strategic partners include Dubai’s Department of Tourism and Commerce Marketing (Dubai Tourism) as Destination Partner, Emaar Hospitality Group as Official Hotel Partner, Emirates as Official Airline Partner and The Vision as Official Destination Management Partner.

If you are planning to attend ATM in-person, please feel free to post using the hashtag #ImGoingtoATM.
